Contract Options

We offer six different contract options to fit our clients needs.

Our turnkey solution is the best suited to your need, If you’d like us to handle everything — from design to permitting, construction and completion.

  • Doing everything in house lets us dramatically simplify the process for the client, while providing highly competitive time and price guarantees.

On the other hand, our modular only solutions are more suitable if you have existing arrangements for on-site construction.

  • Under these options, your design professionals will handle on-site architecture, engineering, local permitting, inspections, and approvals, and your contractors will handle on-site construction.
  • We will handle off-site modular construction, including architecture, engineering, state permitting, inspections and approvals.

#1: Turnkey (General contractor)

We will be responsible for all aspects of completing your building, except civil engineering and surveying, at a guaranteed price. This includes design, permitting, on-site and off-site construction, inspecting and obtaining all approvals, and everything in between.

#2: Turnkey with Owners technical advisers

We can work with your chosen technical control and project support. In addition to civil engineering and surveying, you will handle architecture, engineering, local permitting, inspections and approvals for on-site construction. Our design professionals will handle architecture, engineering, state permitting, inspections and approvals for off-site construction.

#3: Modular Transport, Erect and Finish

We will handle everything related to off-site modular unit production. This includes architecture, engineering, state permitting, inspections and state approvals with respect to off-site construction, transporting the finished units from factory to project site, arranging a crane, and assembling the modular units on a foundation. We will also make all connections inside the modules for electric, plumbing, mechanicals and marriage walls, and install on-site installed materials and finishes for the modular.

You will be responsible for all other on-site construction tasks, including ground works, laying a foundation, outside plumbing works, electricity etc.

#4: Modular Transport, Set and Secure

We will handle everything related to off-site modular unit production (at the factory). This includes architecture, engineering, state permitting, inspections and state approvals with respect to off-site construction, transporting the finished units from factory to project site, arranging a crane, and assembling the modular units on a foundation.

Your contractor will handle all other on-site construction tasks, including laying a foundation for us, making all inter-module/inside connections for electric, plumbing, mechanicals and marriage walls, and installing on-site installed materials and finishes for the modular building.

#5: Modular Transport

We will handle everything related to off-site modular unit production. This includes architecture, engineering, state permitting, inspections and state approvals with respect to off-site construction, and transporting the finished units from factory to project site.

Your contractor will handle construction from that point forward. This will include arranging a crane, assembling the modular units on a foundation, and making all inside connections for electric, plumbing, mechanicals and marriage walls, and installing on-site installed materials and finishes for the modular building.

#6: Modular Factory Solution

We will handle everything related to off-site modular unit production, including architecture, engineering, state permitting, inspections and state approvals with respect to off-site construction.

Your contractor will arrange for pick-up and transport of the completed modular units, arranging a crane, and on-site assembly of the modular units including making all inter-module connections of electric, plumbing, mechanicals, and marriage walls, and installing on-site installed materials and finishes.
